The Challenge
Cornerstone was approached by R2 Developments, a regional property developer, to assist them in the fit-out of three luxury new build properties.
R2 Developments had acquired the former Norfolk Golf and Country Club in Reymerston in Norfolk and were converting the site into contemporary detached barn style properties that would form part of an exclusive gated community.
Based on our track record of high quality energy efficient installations in the new build sector, we were engaged to provide first fix and second fix plumbing and the installation of the central heating system over three properties.
Our Solution
Cornerstone mobilised our in-house plumbing team to complete the plumbing works, from first fix installation of pipework to second fix installation of fixtures and fittings.
The central heating was to be provided via thermostatically zoned underfloor heating on the ground floor and conventional radiators on the first floor, powered by a Samsung Mono HP Gen5 16kw air source heat pump. The air source heat pumps will absorb heat from the outside air, heating the radiators, the Joule underfloor heating systems and hot water system we installed in the high specification properties.
Our engineers also installed loft insulation to minimise heat loss through the roof.
The Result
Cornerstone completed our elements of the fit-out process on schedule and to an excellent technical standard. By using our highly capable in-house team, we were able to work flexibility alongside a range of other contractors and to complete additional work orders quickly to enable to project to proceed on time.
Once completed, the high-specification properties were valued from £695,000 each and sold quickly. The development is an excellent example of energy efficient new build housing, with the new home owners benefitting from a range of luxury fixtures and lower than average energy bills.
